What you take on yourself
- Pricing it right with no access to full comparable-sales data.
- Marketing, photography, and getting real exposure to buyers.
- Hosting showings and screening who comes through your home.
- Negotiating directly, and handling the legal paperwork and deadlines.
- Most buyers are represented by agents who negotiate hard against an unrepresented seller.
Frequently asked questions
Will I really save money selling privately?
Sometimes — but the gap is often smaller than it looks. In the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers (U.S. data), homes sold by owner had a median price of $360,000 versus $425,000 for agent-assisted homes, and for-sale-by-owner fell to about 5% of sales — an all-time low. The Canadian market differs, but the pattern is the same: a private sale frequently nets less, sometimes enough to outweigh the commission you saved. We’re happy to show you the math for your own home.
