Is commission negotiable?
Yes — commission is set in your representation agreement, not fixed by law. The Real Estate Council of Ontario is explicit that the amount is decided between you and the brokerage and is not fixed or approved by any government authority, association, or board. What matters most is what the fee buys: the marketing and negotiation that drive your final sale price.
Should I just pick the agent who suggests the highest price?
Be careful. An inflated list price can mean a home that sits and ultimately sells for less. Ask how each agent arrived at their number.
