“They were patient with us as first-time buyers and never made us feel rushed.”
What we actually do for buyers
- Find the right homes — including ones before they hit the public sites — and screen out the wrong ones.
- Read the market: what a home is really worth, what to offer, and where to hold firm.
- Write and negotiate the offer, with the right conditions (financing, inspection) protecting you.
- Coordinate the inspection, lawyer, and lender so nothing slips through the cracks.
- Stand in your corner from first showing to keys-in-hand.
And it often costs you nothing out of pocket
In Ontario you sign a written representation agreement with the brokerage that sets out your agent’s fee — it is negotiable and not fixed by law. In many transactions the seller agrees to cover some or all of the buyer’s brokerage fee, so first-time and move-up buyers often don’t pay their agent directly. A seller isn’t required to, though, so we spell out exactly how it works for your purchase up front — with no surprises.
Frequently asked questions
Do I pay my own agent when buying?
In Ontario you sign a written representation agreement with the brokerage that sets out your agent’s fee — it’s negotiable, not fixed by law. In many deals the seller agrees to cover some or all of the buyer’s brokerage fee, but a seller isn’t required to, so we confirm how it works for your purchase before you start.
Can you show me homes from other brokerages?
Yes. As your buyer’s agent we can show you virtually any listing on the market, not just our own.
